The Little Rock skyline is changing again this time giving more people the option to live downtown. The Ashford is a new planned high rise residential development and promises luxurious urban living in a natural environment.
The Little Rock skyline is changing again this time giving more people the option to live downtown.  The Ashford is a new planned high rise residential development and promises luxurious urban living in a natural environment.
 
The Ashford will be built on Riverfront Drive near the River Bend and Canal Pointe communities.  The land may not look like much now, but in about a year it'll be transformed to a 14 story high rise condominium where comfortable living and luxury are top priority.

It's a $65 million high rise and the brainchild of Jim Hathaway and his partners. 

"It's the finest and best I’ve ever done I’ve been practicing commercial real estate for 41 years it's going to be a wonderful project," said Hathaway.

The best thing about this project for Hathaway is where it'll be built.  The area along Riverfront drive will allow for each of the 44 units to have magnificent views of the river or bluffs.  Other amenities, just to name a few, include private elevator entrances to each residence, 9 foot ceilings, large rooms, top of the line finishes and suites for overnight guests.  Hathaway admits this is not for everyone it's geared toward a specific clientele the condos sizes range from 2,000 - 3,500 sq. ft. With a price tag between $1 million - $2.4 million.
 
“Our target market would need to be affluent say 50 years old or older and who want to downsize from a major residence," says Hathaway.

They've already sold a couple of units and interest in the Ashford is growing daily.  The scenery here could start changing in about six months that's when they expect construction to start here.  It should be complete by fall of 2009. 

A New Option for Living

The scene will be all too familiar; the same concepts are becoming a reality all over downtown Little Rock.  But the folks here say they offer something different and unique to the area so there's room for everyone.  Kathy Rice has ten years of real estate experience.  Her latest mission is to exclusively sell the Ashford as the future of high end condominium living in Little Rock.
 
Rice's secret weapon so far is to let the plan for the property speak for itself.  "We've hired the top people in the nation to make photo realistic architectural renderings of our building of our floor plans and we've converted that into a virtual tour," says Rice.

"Off the front of the building you will actually see reflected in that glass the hills over here or the bluffs on the other side it's though the building is actually there," says Hathaway.

There are other similar projects already complete like the 300 3rd Tower.  It has condos, a hair salon and a grocery.  And more like it are under construction.  Like the Riviera apartments which will also feature a restaurant and a garden area.  Both have cheaper price tags as low as $200,000.  But Rice and Hathaway say they're seeking a whole different clientele and there is something that sets their project apart from all the others.

"There are high end units down there but what we've conceived this as midtown luxury.  There will be no commercial development in the building it’s strictly residential living," said Rice.

According to the Downtown Partnership although housing sales are down people are really interested in the condo style living.  Units available in other developments are selling fast.
